East Kendall vs. West Kendall: one name, two very different cleaning jobs
People say "Kendall" like it's one place, but the exterior cleaning reality splits neatly along the Palmetto and the turnpike. East Kendall — the older grid around Dadeland, Sunset Drive, Killian, and the SW 80s and 88th Street corridor — is a mix of 1960s and 70s CBS ranch homes, mid-century blocks, and low-rise condo and villa clusters, often on generous lots under a heavy oak and ficus canopy. West Kendall — The Hammocks, Kendall Lakes, Country Walk, The Crossings, Three Lakes, Winston Park — is the 1980s and 90s master-planned build-out: tighter lots, zero-lot-line homes, community lakes on nearly every subdivision, and street after street of concrete-tile roofs and paver driveways.
Those two Kendalls foul up differently. East Kendall's tree canopy means deep shade and slow-drying north walls, so mildew and algae dominate there. West Kendall's lakes mean high ground humidity and morning dew that never fully burns off, so the roofs streak harder and the pool decks stay damp. Knowing which Kendall a property sits in tells us before we even arrive whether we're fighting shade-mildew or lake-humidity growth — and it changes the dwell time and solution strength we bring.
Concrete tile vs. clay barrel tile — why it matters on your roof
West Kendall's 80s and 90s builders used a lot of flat and profiled concrete tile, while some of the older and higher-end homes carry true clay barrel tile. They look similar from the street, but they behave differently under a soft wash. Concrete tile is porous and holds the black Gloeocapsa staining deeper into the surface, so it needs a proper dwell and sometimes a second pass to pull the streaking out evenly. Clay is denser and releases faster, but it's also more brittle at the edges and around ridge caps, so foot traffic and pressure both have to be controlled. Either way, the answer is low-pressure soft washing that treats the biology, not a pressure wand that cracks tile and strips the surface. If a company quotes you a "pressure wash" for a tile roof in Kendall, that's the wrong method for the surface — full stop.
Pavers: the re-sand and reseal cycle nobody tells you about
Paver driveways, motor courts, and pool decks are everywhere in West Kendall, and they're the surface most often cleaned wrong. Two things matter here that a basic wash ignores:

Hurricane season: canopy debris is the Kendall-specific risk
